Five Star Building Corp managed the Phillips Enterprises Building Renovations project at 149 Easthampton Road in Northampton, Massachusetts. Designed by Steffian Bradley Architects with engineering support from Engineering Design Associates, the renovation modernized and upgraded the existing facility to extend its service life, improve energy efficiency, and enhance building performance.

The scope of work included:

  • Selective Demolition – Removal of outdated roof trusses, soffits, batt insulation, light fixtures, piping, and non-structural wall elements while maintaining key building infrastructure.

  • Structural Improvements – Installation of new pre-engineered wood trusses, rough carpentry, roof framing, and reinforcement details to meet current codes.

  • Exterior Envelope Upgrades – New metal wall panels, weather barriers, exterior plywood sheathing, flashing, and asphalt shingle roofing designed to improve durability and energy efficiency.

  • Thermal & Moisture Protection – Use of spray foam insulation and high-performance rigid insulation assemblies to exceed code requirements and improve energy performance.

  • Interior Enhancements – Installation of new gypsum board partitions, ceilings, and interior finishes to modernize building appearance.

  • MEP Coordination – Provisions for upgraded sprinkler, electrical, and lighting systems coordinated with the building owner. 

Project Highlights:

  • Retained and reinforced much of the existing masonry and steel structure, balancing cost efficiency with long-term stability.

  • Integrated sustainable insulation systems exceeding R-19 code minimums for improved energy performance.

  • Achieved a phased renovation strategy that maintained owner operations during construction.
